Get The Best Value Furniture Pack For Your Money!

If you spend £3000 on a furniture package, remember this; A furniture pack will increase your rental by an average of somewhere between £70 to £150 depending on location of apartment and quality of furniture pack. Let us look at an average two bed apartment and assume that our executive furniture pack will increase your rental by a realistic figure of £80 per month. This would take 3 years for you to recover your furnishings cost. Will the furniture you buy give you a minimum of 3 years life? Below are some tips to help ensure that you recover your furnishings cost and your figures stack up.  Please see the table at the bottom of the page for more information.

Furniture4flats understands the importance of buying the correct furniture pack for your investment property, after all it is an 'Investment' property so it makes sense that your furnishings cost should also fall into the category of 'Investment'. We have noticed that there are quite a few companies selling 'Furniture Packages' on the internet, some of who are overpriced. Internet images can be deceiving and you could find that you are buying a product which does not meet your expectations. How do you know if the contents of your package are worth the money you will spend? Knowing a little about furniture packs will give you some product knowledge and help you to understand exactly what you are buying and therefore negotiate the best price. We have written this page to help the investor to make the right choice when looking for a furniture pack supplier.


Know Your Products, Before You Buy!

Soft Fabrics - Sofas

Sofas are the biggest single item cost in your furniture pack. What you need to know here is the materials used in the sofa, always ask your supplier this question. Another thing to look out for is the amount of work that has gone into the manufacture. A sofa with curves and chrome feet tends to be more expensive than a boxed angular sofa with wood or plastic feet.

The cheapest option is Faux Leather. The common name for this is PVC. Although it can look nice it does not have the durability and comfort of leather. We sell Faux Leather products in our lower end packs and if a client wants it in a high end pack we offer a discount for this. Some package companies will offer this sofa in a high quality package without reducing the cost.

Fabric sofas are the next quality. They do look nice and are comfortable but they lack in the wear & tear department unless they have removable / washable covers. There are some fabrics such as Micro fibre that are easy clean. We purchase our cloth sofas bearing this in mind. Some fabrics can be extremely high quality. Always ask this.

The best sofas in our furniture packs are Leather. This has the highest comfort and durability rating. Leather can come in different grades hence the price difference of different suites. The cheapest leather is 'By Cast' this is, as the name suggests a by product leather, this can be spotted easily at it has a shine finish. at the other end of the scale is Italian leather. Another thing to note is that some sofas are made with a combination of leather and PVC. The back and sides could be a lower quality leather or PVC. This can be a problem if you put the suite up against a radiator, the PVC could burn. Always ask your supplier the exact materials of any leather suite.

Wooden Furniture - Dining Sets | Bedroom Storage

When looking at wooden dining sets, bedroom units or any other wooden furniture take note of the following. With wooden products ask if they are solid wood, Chip board or MDF? Solid wood is the best quality but it is not really needed for rental apartments as it can also be high maintenance. MDF is higher density and more durable than chip board and is known as fibre board. Also ask if the product is laminated or veneered. These are finishes on the surface of the furniture. Laminated products are coated with a reproduction wood resin. Veneered products are coated with a real wood layer. Veneered looks better and is more costly to make but we feel that either of these are sufficient for a rental property. Also look at the detail of the product, does it have thick strong legs? are the handles (if any) Metal or plastic? Do the draws (if any) come on metal or plastic runners or do they have runners at all? Cheap furniture can be easily spotted if you look carefully at the product. Please also note that fibreboard comes in three different densities Low (LDF), Medium (MDF) and High (HDF). The stronger of these is used in laminate flooring but not essential for furniture.

Metal Furniture - Dining Sets | Coffee Tables | Beds

With metal furniture chrome is the finish that you would pay the highest price for. We feel that glass / chrome finished products are the best for rental apartments. They are easy maintenance and tend to look new and keep their shine for many years. Cheap metal furniture tends to be powder coated this can be normally recognised by its thin tubular build and dull grey metal finish. With reference to beds powder coated products are sufficient but if you are paying for a high quality furniture pack check that the bed tubing is thick and look for a combination of materials, for example a metal / wood or metal / fabric combination bed tends to be more expensive than a metal bed. Wooden end caps on a metal bed do not represent a combination of materials, a lot of cheap metal beds are made this way. Most of our executive pack beds are either real wood, chrome or faux leather. Faux leather beds are becoming quite popular for rental apartments. Also we only use chrome dining sets for our Executive Furniture Packs.


Does Your Furniture Package Stack Up?

The table below demonstrates how long it takes for you to recover the money you have spent on a furniture pack. The left hand column shows the amount spent on a furniture pack, this is based on our prices. We have added an extra pack at the top so that you can make a comparison with some of our competitors who charge a lot higher prices. The boxes show how much money you have recovered in the time stated, this remains red until you have recovered your cost after which it becomes green. Bear in mind that furniture which is too cheap may never reach this stage as it does not last as long as a quality furniture pack so you may have to replace it a lot sooner. On the other hand spending too much on a furniture pack can also means that you are waiting a lot longer to recover your money.
